Auspicious Timing for Property Registration
Published
The muhurat for property registration is determined according to the nakshatras the shastras prescribe for buying, and the buyer's kundali. The nakshatra, tithi, vaara and lagna at the time of registration are considered when selecting the shubh muhurat. Tarini helps you select a property registration muhurat for your city and kundali. Why Select a Muhurat for Property Registration?
In Sanatan Dharma, buying land or a home (bhumi kraya, griha kraya) is an important beginning. The registration is the moment the property becomes yours, so the shubh muhurat is selected for that moment. The shastras prescribe a muhurat for property registration so that the property brings growth and prosperity. A property is one of the bigger purchases one makes, often involving years of savings or a substantial loan. You wants it to grow in value and bring samriddhi. The shastras prescribe the muhurat so that the purchase begins free of obstacles, and you are not troubled later by disputes, delays or legal problems.
Key Facts About the Property Registration Muhurat
- Registration is the moment of purchase. The property purchase (griha kraya) muhurat is the muhurat for the registry. If you have already purchased the property, and are looking for a muhurat to move in to your new home, you should look up a muhurat for Griha pravesh, the entry into the home.
- Buying and Selling Muhurats are different. The property registration muhurat is the muhurat when you register a property in your name. If you are selling a property, look at the selling muhurat instead.
- The buyer's kundali matters. A date that is shubh for buying must also suit the buyer's janma rashi and kundali.
- The exact time matters. A shubh date alone does not give the time to register. The muhurat window comes from your city's panchang and local timings.
How Is a Property Registration Muhurat Selected?
A property registration muhurat is selected in five steps: what the shastras prescribe for buying, what they restrict, what is checked against your kundali, the special yogas of the day, and the lagna at the time of registration.
1. Which Nakshatra Is Good for Property Registration?
The buying nakshatras. The shastras name Revati, Shatabhisha, Ashwini, Swati, Shravana and Chitra as auspicious for buying. The muhurat is elected for registration itself. Tarini selects the muhurat for the act of buying, not from a list made for another occasion.
क्रयर्क्षे विक्रयो नेष्टो विक्रयर्क्षे क्रयोऽपि न । पौष्णाम्बुपाश्विनीवातश्रवश्चित्राः क्रये शुभाः ॥१६॥ "Selling is not done on a buying nakshatra, nor buying on a selling nakshatra. Pushan's [asterism, Revati], the water-lord's [asterism, Shatabhisha], Ashwini, the wind['s asterism, Swati], Shravana and Chitra are auspicious for buying." (Muhurta Chintamani 2.16)
2. Which Days Should Be Avoided for Property Registration?
Vyatipata, Bhadra (Vishti karana) and Vaidhriti are rejected for every auspicious deed, including registration:
जन्मर्क्षमासतिथयो व्यतिपातभद्रा- वैधृत्यमापितृदिनानि तिथिक्षयर्द्धी । न्यूनाधिमासकुलिकप्रहरार्धपाता- विष्कंभवज्रघटिकात्रयमेव वर्ज्यम् ॥ ३४ ॥ "The birth nakshatra, birth month and birth tithi; Vyatipata; Bhadra [karana]; Vaidhriti [yoga]; the days of the death of father and mother; a lost tithi; an added tithi; a lost month; an added month; Kulika; Ardhayama and Pata: these are to be rejected [in every auspicious deed]." (Muhurta Chintamani 1.34) Registration is also not done in Dhanurmasa or Pitru Paksha, and Holashtaka is avoided in the north. The rikta tithis (chaturthi, navami and chaturdashi) and the inauspicious panchang yoga combinations are set aside. The shastras also set aside the shunya nakshatras of each month, because they work against the very wealth a property represents:
चैत्रादिमासे शून्याख्यास्तारा वित्तविनाशदाः "In the months beginning with Chaitra, the nakshatras named shunya destroy wealth." (Muhurta Chintamani 1.17)
3. How Does the Buyer's Kundali Affect the Registration Muhurat?
An auspicious muhurat elected must suit the buyer. Tara bala (the day's nakshatra counted from the buyer's janma nakshatra) and chandra bala (the Moon counted from the buyer's janma rashi) are checked before the muhurat is recommended.
4. Which Yogas Make a Day Shubh for Property Registration?
The special yogas of the day strengthen the muhurat or set the day aside. Sarvartha Siddhi, Amrita, Siddha and Siddhi yogas favour the registration. The Dagdha, Visha, Hutashana, Krakacha, Mrityu and Utpata yogas set it aside.
सूर्ये ऽर्कम्लोत्तरपुष्यदासरं चन्द्र श्रुतिब्राह्मशशीज्यमैत्रम् … सर्वार्थसिद्ध्यै कथितानिपूर्वैः "Sarvartha Siddhi Yoga: on Sunday, Hasta, Mula, the three Uttaras, Pushya and Ashwini; on Monday, Shravana, Rohini, Mrigashira, Pushya and Anuradha; … According to the ancients, these are declared for Sarvartha Siddhi (success in every undertaking)." (Muhurta Chintamani 1.28)
5. What Is the Best Time for Property Registration? (Lagna and Baana)
The lagna at the time of registration must be strong and shuddha (pure). Tarini selects the strongest lagna for the muhurat, where the lagna is not afflicted by malefics and the lagnesh is placed well.
Also, muhurats afflicted by any of the five baanas, Roga, Agni, Raja, Chora and Mrityu, are excluded, and so is a lagna occupied by a weak Moon or malefics:
सर्वस्मिन्विधुपापयुक्तनुलवावर्धे … "In every auspicious deed: the ascendant or navamsha occupied by the emaciated Moon and malefics … are rejected." (Muhurta Chintamani 1.31)
Should I Book the Registry Slot According to the Muhurat?
